Owner Questions

Questions to ask a property manager, and our answers

These are the questions owners are told to ask before hiring a manager. Here are our answers, in writing.

What do you charge?

10% of rent collected, 30% of one month’s rent to place a new resident, and 15% of one month’s rent on renewals. No setup fee and no vacancy fee. See the full fee schedule.

How much can you spend on a repair without asking me?

$300 per repair by default, and you can set a different limit in your management agreement. Emergencies that threaten health, safety or the property are handled right away, and we tell you what we did.

What counts as an emergency, and how fast do you respond?

No heat or air conditioning in extreme temperatures, an active water leak, no water, a gas smell, a safety hazard, or a lockout. Emergencies are dispatched within 2 hours, 24 hours a day, 7 days a week. Urgent repairs are handled within 24 hours. Routine requests are acknowledged within 24 hours and finished within 7 days.

Do you have your own maintenance staff?

Yes. Our own technicians handle most work, and we bring in licensed vendors when a job calls for it. We do not mark up our technicians’ time.

How often do you inspect, and do I get photos?

You get a full photo inspection when we take over your home, at every move-in, and at every move-out, plus a rent-ready check at every turn. See a sample inspection.

How do you set the rent?

Every home starts with a written rental market analysis built from recent leased comparables. See how we price a rental.

How long does it take to lease a home?

Our median is 28 days from vacant to lease signed, across all the units we leased in the last 12 months. See all our numbers.

How fast do you answer rental inquiries?

Within 2 hours during business hours.

Can renters tour without an agent?

Yes. Homes with a lockbox offer ID-verified self-guided tours that renters book online. Apartment communities show through their on-site staff.

What are your screening criteria?

We screen every adult applicant the same way: income of at least 3 times the rent (5 times for a guarantor), a credit review, rental and eviction history, and an individualized criminal background review. Decisions on single-family applications are made by licensed staff.

How do renewals work?

We send a renewal offer 90 days before the lease ends, priced to the current market, and follow up at 60 and 30 days.

When do I get paid, and what will I see?

Every month you get an owner statement with every dollar in and out, vendor invoices attached, and a plain-English report on each property. Distributions go out mid-month. You also have an owner portal and a year-end 1099. See sample reports.

Who will manage my property?

Single-family homes and small multifamily properties are managed by a licensed property manager. Each apartment community has its own on-site manager. Behind them are in-house accounting, an operations coordinator and our own maintenance technicians.

How do I cancel, and when do I get my money?

Give us 30 days’ written notice. See exactly how cancellation works.

Can you take over from my current manager?

Yes, even with residents and leases in place. There’s no setup fee, and no leasing fee for residents who are already in the home. See how switching managers works.

Do you manage apartments, and do you work outside Amarillo?

Yes to both. We manage single-family homes, small multifamily properties and apartment communities in Amarillo, Canyon, Hereford, Dumas, Borger and Pampa.

Are you licensed?

Yes. Blaze Property Management, LLC, doing business as Blaze Real Estate, is a licensed Texas real estate broker, TREC License #9011114. You can verify it at trec.texas.gov.

Can I talk to owners you already work with?

Yes. Ask us, and we will put you in touch with owners of properties like yours.
