If You Ever Decide to Leave
How cancellation works
We would rather earn your business every month than lock you in. Here is exactly what happens if you leave.
Four steps
- Give us 30 days’ written notice.
- We keep managing until the last day. Rent collection, repairs and resident communication continue as normal.
- We hand everything over. The resident’s security deposit, the lease, keys, and property records go to you or your new manager.
- You get a final statement and your remaining funds within 30 days of the end date, after the last bills clear.

Fees
If the agreement ends during the first 12-month term, an early-termination fee applies only to homes where we placed the current resident. For each of those homes, it’s the greater of the management fees remaining on that resident’s lease or $1,000. Homes that came to us with residents already in place have no early-termination fee. After the first term, there is no cancellation fee.
