Our Fees
What property management costs at Blaze
We publish our fees, so you can compare managers before you ever pick up the phone.
Simple, published pricing
Three fees cover almost everything. No setup fee, no vacancy fee, and no surprises on your statement.
Charged only on rent we actually collect. If no rent comes in, there is no management fee.
Each time we place a new resident: pricing, marketing, showings, screening, lease and move-in inspection.
Each time a resident renews: rent review, renewal offer and the new lease.
Of outside vendor invoices, never more than $500 per item. Nothing on work by our own technicians.
Billed at our standard hourly rate when our in-house team does the work.
Per property, held for routine repairs and topped up from rent. Your money, not a fee.
First-month cap. On our current management agreement, in a month when we place a new resident, the management and leasing fees together never exceed 30% of that month's rent.
Pet fees and pet rent. You keep 90%.
Resident-paid fees. Application and late fees are paid by residents and retained by Blaze. They are never charged to you.
Apartment communities and commercial properties are quoted per property.
Leaving is simple too
Give us 30 days’ written notice. If you cancel during the first 12-month term, an early-termination fee applies only to homes where we placed the current resident. For each of those homes, it’s the greater of the management fees remaining on that resident’s lease or $1,000. Homes that came to us with residents already in place have no early-termination fee. See exactly how cancellation works.

How much does Blaze charge to manage a rental?
10% of the rent we collect each month, 30% of one month’s rent when we place a new resident, and 15% of one month’s rent when a resident renews. There is no setup fee and no fee while the home is vacant.
Is there a markup on repairs?
On outside vendor invoices we charge a 10% maintenance coordination fee, capped at $500 for any single item. Work by our own technicians is billed at our standard hourly rate with no markup.
Do I pay a management fee when the home is vacant?
No. The management fee is a percentage of rent collected, so if no rent comes in, there is no management fee.
