About Us
Blaze Real Estate & Property Management manages roughly 750 residential units across the Texas Panhandle: single-family homes, duplexes, and apartment communities, for owners who expect their properties run by the book. We run a technology-forward operation built on AppFolio and our own automation, and we are looking for a property manager who owns their portfolio end to end.
The Role
You manage multiple properties day to day, reporting to our licensed property management lead. You own the field side of your portfolio: inspections, the maintenance queue, unit turns, move-out preparation, and housing-authority compliance. You prepare the numbers; accounting posts them. Nothing on your properties sits unowned.
What You’ll Do
- Own inspections for your portfolio (move-in, move-out, semi-annual, rent-ready, drive-by), perform or delegate them, and turn findings into work orders
- Work the maintenance exception queue every day: assign anything unassigned, chase aged items, and hold the 7-day resident-request and 14-day unit-turn targets
- Request owner approval in AppFolio for over-limit jobs and authorize emergency spend within policy
- Review completed work orders for photos, notes, and hours, mark them ready to bill, and close them out
- Prepare move-outs: dates, forwarding address, and itemized charges tied to the move-in condition form and photos, handed to accounting by day 20
- Own every subsidized (PCS / Section 8) unit in your portfolio: check the housing authority portal weekly, run failed-inspection remediation as one urgent work order, and get the re-inspection passed before the cure deadline
- File and appear for evictions on your communities within policy, with the required stops for subsidized residents
- Keep your compliance reports green and communicate with owners and residents in writing through AppFolio
Requirements
- 2+ years of residential property management experience (multifamily and/or single-family)
- Texas real estate license (sales agent or broker) for scattered-site single-family and small multifamily portfolios. Unlicensed candidates may be considered for a single-community assignment under the on-site manager exemption.
- Working knowledge of Texas landlord-tenant rules: security deposits, notices, and evictions
- Comfortable in property management software (AppFolio preferred) and documenting from your phone
- Reliable transportation and a valid Texas driver’s license; you will drive between properties daily
- Organized, deadline-driven, and a direct communicator with owners, residents, vendors, and technicians
- Must pass a background check
Preferred
- Section 8 / housing authority (NSPIRE) inspection experience
- Experience scoping make-ready turns and managing vendor quotes
- Bilingual (English/Spanish)
